CUCICBA is the entity that regulates the work of licensed realtors in the city of Buenos Aires since June 27 th of 2007 with the law number 2340.
In July 8 th of 2008, the formal authorities took charge in CUCICBA.

Realtor Scope
Sundblad properties is an intermediary (broker) that represents different landlords for the completion of rental housing , and tourism purposes (temporary and vacation rentals) in addition to sales.
The final responsibility lies directly with the landlord in temporary or vacation rentals contract types.
Sundblad as Licensed Realtor has to ensure the effective implementation of the steps necessary for the property reservation or sale process as a professional.
Temporary Rental Process
The process is composed of 5 steps:
1. Find Your Property: checking the appearance of the property and verifying that the characteristics match what you are looking for.
2. Check Availability: In many cases owners are represented by more than one person or real estate agent. This situation requires consultation with the landlords to verify that the dates of your enquire match the property availability.
3. Receive Availability Confirmation: Having verified the availability with the landlord, the representative will confirm you that the property is available for you.
This process can take between 24 to 48 hours, depending on the landlord times.
4. Book Your Property: Our representative will send you a summary of your enquire composed by:

5. Check in and become a Tenant: Once the reservation is made, and on your check in date, a representative will be waiting for you at the property with the keys.
Major Issues for your Check in Time
On your arrival you will check the apartment inventory with the landlord or Real Estate representative and you will verify that all appliances are operating.
In case of washing machine or DVD players, verification is subject to the necessary elements at the time of your admission.
We strongly recommend you to start with the kitchen since about 60 % (sixty) of the inventory items are found there.
Once the inventory is done and signed, you will proceed with the contract signing that you will find in Spanish, faithful to the Argentine regulations.
If you want a professional translation in English, we will be glad to send it to you at a cost of US $ 60. We will provide you the translator information.
The contract must be signed in all the pages by landlord and tenant (you).
Rates Structure
Argentina Rental Law, is poor in its definition and has three different purposes to rent:
Housing Minimum rental period 24 months
Vacation Maximum rental period 6 months
Commercial Three years

Short Term
We consider short term: 1 – 3 months
In this case for practical reasons the rental price will includes:
Rental
Common Expenses or Condo Fees: Proportionate amount paid by the landlord for the building maintenance. In some cases this amount is above average because:
1. Has amenities like: pool, security, gym, sauna, parking lot, etc
2. Not being well manage or are there exceptional costs, like new front of the building.
Expenditures Like: Natural Gas, Phone Line fee, Internet, Public Water, Basic Cable Tv.
Real Estate Professional Fee
City Tax: ABL (Alumbrado, Barrido y Limpieza) Payable every 2months or Yearly.
Long Term
We consider short term: 3 – 24 months
In some cases for practical reasons as exposed, we make an all inclusive up to 6 months, but over 6 months to 24 months, we do not include any professional fee in the price, this one will be out of the rental rate.
Cancellations
When you submit your reservation you are responsible as the landlord to comply with the agreement. In the event that either party fails to comply with agreed at the booking, the reserve amount is lost.
If you leave the property as agreed in advance, no rental amount will be refunded. The fundamentals of this are that landlords have left the opportunity to rent the property to another tenant. As prescribed by law any breach of contract should be compensated.
The reasons for reservations are given the opportunity to ensure compliance before the contract signing. For this reason the higher the amount, the more assurance one has before the contract signing, in the same way, in case of default greater risk of loss.
Delayed Flights
If for some reason your flight is delayed, both, the broker or landlord are not responsible for the delay, taking the absence as a breach of the agreement, applying the cancellation terms.
Moreover, we consider admissible a delay of 40 minutes on the agreed time. If you have the chance, please let us know.
Baggage Policy
We are not authorized under any reason to keep any luggage in our offices not even for a couple of minutes for security reasons.
Check in and Check Out Times
All the check ins and check outs must be made in the margin from 10 am to 5.30 pm. If for some reason you need to extend this range of time please consult us by any of the alternate contact methods.
Maintenance and Cleaning
The apartment maintenance is under the landlord’s responsibility. In case of malfunction, upset neighbors, humidity, password request, Internet malfunction or any other maintenance request, you can contact us by phone or by any of the other alternative methods.
We will be glad to forward them to the landlord and make the best efforts to solve it.
